November to April
Six months empty is a long time.
Most shoreline cottages close in October and nobody returns until spring. In between, a furnace can quit, a line can split, a window can let weather in, and a storm can take shingles off — and none of it gets found until the damage is done.
Winter Watch is a simple, focused service: we drive out on a schedule you set, walk the property inside and out, look for the things that actually go wrong in an Ontario winter, and send you a photographed report the same day. If something is wrong, you hear from us immediately and we coordinate the trades to fix it.
We live and work on this shoreline. When the wind comes off the lake at 2am, we are already close by.

Storm & Surge Response
Lake Erie weather does not wait for the schedule. After significant wind, ice, or surge events we get to your property and report what we see.
Freeze, Water & Leak Watch
The failure that costs the most is the one nobody found for six weeks. We look for freeze risk, water staining, and active leaks on every visit.
Security & Access
Locks, doors, and windows observed and logged. Authorized access for you, your trades, or your insurer — never anyone else.
Photo Reports Every Visit
A date- and time-stamped report with interior and exterior photos lands in your inbox after each check. Share it with your broker as-is.
Closing & Opening
Winterization in the fall, de-winterization in the spring, and contractor coordination for anything the season broke in between.

Closing & Winterization
Final walk-through before the season turns. Water shut down and lines drained or heat set, shutters and docks secured, and a baseline photo report so everything that follows is measured against it.
November – December
Early-Winter Watch Begins
Scheduled checks start on your calendar — weekly, bi-weekly, or monthly. Early deep freezes are when undrained lines and failing furnaces show themselves.
January – February
Deep-Winter & Storm Response
The hardest stretch on the shoreline. Between scheduled visits we respond after major wind, ice, and surge events and report what we find, photographed and time-stamped.
March
Late-Season Thaw Watch
Freeze–thaw cycles split pipes and lift shingles. Visits focus on water staining, roof and eaves, sump operation, and meltwater around the foundation.
April
Opening & De-Winterization
Water back on, systems tested, winter damage documented, and trades coordinated for anything that needs repair before your first weekend back.
