Home watch clients are usually people who are away rather than people who are renting out. Snowbirds wintering south, families settling an estate, owners relocated for work, and sellers with an empty listing all need the same thing: somebody reliable checking the property and proving they did.

A visit typically includes an interior and exterior walk-through, heat, power and water confirmation, plumbing and sump observation, lock, door and window checks, mail and debris handling, and a written report with photographs.

Documentation is the part owners underestimate. Many Ontario insurers apply conditions to unoccupied dwellings, and a time-stamped report showing regular checks is the simplest way to demonstrate compliance. Confirm your own requirements with your broker — every policy is worded differently.

Home watch is not property management. There is no tenant, no rent, no lease. It is presence, observation, documentation, and coordination — which is exactly what an empty house needs.
